What's Inspected
 

Following is a partial listing of the systems and components that are observed during during the home inspection *.

  • Roof: roof covering, flashings, skylights, chimneys, roof penetrations, ventilation, guttering.
  • Attic: roof sheathing, roof framing, insulation, plumbing, chimneys, ventilation, roof penetrations, ducting, electrical wiring.
  • Exterior: foundation, siding and trim, attached decks & porches, soffit and fascia, flashing, windows & doors, driveways and entrance walkways, grading around the house.
  • Electrical: service equipment, wiring, sub panels, light fixtures, ceiling fans, switches & receptacles, GFCI breakers.
  • Heat & A/C: air conditioning and heat pump equipment, electrical supply, air handler and furnace equipment, condenser and evaporator coils, condensate drain, supply and return ducting.
  • Plumbing: water heater, water supply piping, hose bibs, waste and vent piping, fixtures, toilets, sinks, showers and tubs.
  • Appliances: oven, dishwasher, garbage disposal, range, vent hood, microwave.
  • Interior: walls, floors, ceilings, windows and doors, fireplaces, stairways.
  • Garage: floor, walls, ceilings, vehicle doors and automatic door openers.
  • Swimming pool: pool interior finish, decking, visible circulation piping, electrical, basic equipment, screen enclosure.
  • Lawn sprinkler system: electrical, visible piping and sprinklers, basic operation.

    Inspection Preparation
     

    Observation of the following recommendations will help ensure that a complete and proper inspection can be performed:

  • All utilities including electrical service, water service and gas supply should be available and active. Equipment should be ready to operate; electrical circuit breakers and gas supply valves should be on and pilot lights should be active at gas furnaces, water heaters, etc.
  • All areas of the home should be made accessible for the inspection. Access and sufficient inspection space around heating / air conditioning equipment, kitchen appliances, electrical panel boxes, and other inspected equipment should be provided.
  • Access openings to attic areas should be readily accessible. For example, if an access opening is located within a closet all items that would preclude easy access, such as placement of aladder, should be moved.
  • Pets should be secured / caged. There is the potential for the inspectors being injured and the inspectors can not be responsible for pets running away when doors are opened and closed.
  • Clients should Inform the inspectors of any particular concerns they have, such as problem are as that they observed or that have been disclosed to them. Whenever possible, home buyers should obtain from the homeowner an up to date formal disclosure document that identifies known problems and any major repairs or changes that have been made.
  • Allow the inspectors to proceed with the inspection with as little interruption as possible. A proper inspection can only be accomplished when the inspectors can fully concentrate on the items being evaluated.

    The following information is provided in order to give owners or residents of the property being evaluated a better understanding of the home inspection process:

  • Florida Certified Home Inspection is a home inspection service company. The inspectors are full time real estate inspectors and have performed thousands of home inspections.
  • Evaluation of the property is performed in accordance with the Standards of Practice and Code of Ethics of the "American Society of Home Inspectors", where pertaining.
  • Our inspection is not a pass or fail inspection. We essentially report, to our clients, conditions or defects that in the inspector's opinion adversely affect the proper function or safety of the major systems, components and items of the property, that pertain to the inspection.
  • Generally, evaluation and reporting of merely cosmetic and minor / inconsequential details and deficiencies is beyond the scope of this inspection.
  • It is best to allow us to proceed with the inspection without interruption so that we are able to conduct a complete and accurate evaluation.
  • Usually the inspectors will be making evaluations throughout the interior and exterior of the home; walking on the roof, climbing in the attic, opening the windows, operating central heating / air conditioning systems and standard built-in appliances, opening electrical panel boxes, looking under the kitchen / bathroom sinks, running showers / tubs, etc.
  • If there are any areas or components of the home that you do not wish to be accessed or handled by the inspectors please inform them.
  • Also, if you are aware of any problems or adverse conditions affecting any of the systems and components of the property please inform the inspectors.
